We at 3EA are truly a hybrid estate agent. Although our fee for this service is upfront we do not disappear and leave you to your own devices. We will be there to support you every step of the way.
We attend your property and conduct a free market appraisal. We will be armed with all the facts required to assist you in making an informed decision on the advertising price of your property. We will not dictate to you, we would rather you come to your own decision, after all it is your home.
We will then discuss the selling process with you and explain what to expect when using us as an online estate agent.
An appointment will then be booked for us to attend the property to take professional images and measurements for the floor plan. We will then work with you to select the best images, write your advert and finalise your marketing plan. The final decision will be if you require a For Sale board or not, and if you do where is it best placed for maximum exposure.
We then return to the office, complete the floor plan and make the property live on www.3EA.uk and all our property portals.
We will provide you with a PDF copy of your brochure and links to your online brochure that can then be shared on social media.
We will then forward all leads generated online and through our branch to you until you agree a sale on your property.
Fortnightly marketing health checks will be conducted during your advertising campaign. This will ensure your advert never becomes stale. Being proactive is what will enable you to achieve the best possible price in the least amount of time.
Once this is agreed we will ask that the buyer attends our office so that we can complete our offer acceptance checks. This is imperative to ensure that they have the ability to purchase your home and for money laundering regulations.
Once this is checked and all is in order we will generate a Memorandum of sale for you as the seller and for the buyer.
It is then over to the solicitors to complete the transaction for you.
All the above is covered in the one off upfront fee.
If at any point during this sale you may want extra assistance from 3EA. That could be conducting viewings for you, liaising with the solicitors and pushing through the sale or anything else. You may even decide to switch to one of our other service options. All this is possible with 3EA.
