How it works:

We attend your property and conduct a free market appraisal. We will be armed with all the facts required to assist you in making an informed decision on the advertising price of your property. We will not dictate to you, we would rather you come to your own decision, after all it is your home.

We will then discuss the selling process with you and explain what to expect when instructing 3EA as your agent.

An appointment will then be booked for us to attend the property to take professional images and measurements for the floor plan. We will then work with you to select the best images, write your advert and finalise your marketing plan. The final decision will be if you require a For Sale board or not, and if you do where is it best placed for maximum exposure.

We then return to the office, complete the floor plan and make the property live on www.3EA.uk and all our property portals.

We will share your property on social media and to our database of buyers.

We always suggest that properties are listed online for at least a week prior to viewings being conducted. This allows us to build the biggest group of people possible for the first viewing. Plus all new properties are listed in a featured property box for the first 7 days on Rightmove.

Weekly marketing health checks will be conducted during your advertising campaign. This will ensure your advert never becomes stale. Being proactive is what will enable us to achieve the best possible price in the least amount time for you.

Once a sale price is agreed we will ask the buyer to come to our office so that we can complete our offer acceptance checks. This is imperative to ensure that they have the ability to purchase your home and for money laundering regulations.

Once this is checked and all is in order we will generate a Memorandum of sale for you and the buyer and then our work really begins.

You will then be allocated a case handler who will be your point of contact from this point right through to the day of completion. We will keep you updated with weekly updates on the progress of your sale.

Once the sale is complete and you are finished moving out, we will meet you at your property to collect all keys for the buyer. That is one less thing for you to worry about on your moving day.
